Every hotel CMMS assumes an in-house engineering team. The TSPM portal assumes the opposite — it is the glass wall on our own labour: every work order, every franc, every response time, and the one gap in red. What follows is a presentation of the real product, with sample data.
Good afternoon. The building is fine.

Fixed means fixed: if it takes longer, that is our problem. Approval schedules it into the 25 Aug visit; the invoice line links back to this ticket.
Three ways work gets billed — and every invoice line links to the ticket that caused it.
Quoted work in brackets is not billed until you approve it.
Planned work is always quoted fixed — we do not sell hours. These rates exist only for the unplannable, after free phone triage.
Dispute a line by clicking it and writing one sentence. In three years nobody has needed a phone call about an invoice — that is what the ticket links are for.

The red row emails you, then us, then gets fixed — in that order. When an authority or your insurer asks, one click hands them this table with every protocol attached.
The document from day one — except it updates itself every time we work in your building.
When your house changes hands, GM, or chef — this is the handover.
The monthly report a GM reads in four minutes — designed to be read, not to impress.
Reactive work trending down since the maintenance plan started — that is the whole point of having one. If this chart went the other way, you should ask us hard questions, and this page is where you would catch it.
If they can use WhatsApp, they can use this.
Twenty seconds from “something's broken” to a ticket with a photo — no login, no training. Runs in the browser, installs from a QR code at the staff entrance. No app store, no accounts to manage, nothing for you to administer — that is our job now.
